Florida is a PCS state. Jacksonville, Naval Station Mayport, Tampa, MacDill, Eglin, Hurlburt Field, and Tyndall all move people on short notice. The loan has to work with a report date, a lease that ends, and a house you may not see until you land.
With full VA entitlement there is no VA loan cap in Florida. Zero down can still work above the conforming limit if credit, residual income, and the appraisal support it. With partial entitlement, the 2026 one-unit figure used for the $0-down calculation is $832,750 in 66 Florida counties. Monroe County, the Keys, is the only high-cost county.
