Important: VA Funding Fee
Most VA loans require a one-time funding fee ranging from 1.25% to 3.6% of the loan amount, depending on your down payment, loan type, and whether it's your first or subsequent use of the VA benefit. Veterans with service-connected disabilities are exempt from the funding fee.
The funding fee can be rolled into your loan amount, so you don't need to pay it out of pocket at closing. This fee helps keep the VA loan program running for future generations of veterans.

Is there a maximum VA loan amount?
For veterans with full entitlement, there is no maximum VA loan limit. You can borrow as much as a lender is willing to lend based on your income, credit, and debt-to-income ratio. For veterans with partial entitlement, the conforming loan limit applies.
Can I use a VA loan to buy a fixer-upper?
Yes, but the home must meet VA Minimum Property Requirements at closing. For homes needing repairs, you can use a VA Renovation Loan (similar to FHA 203k) to finance both the purchase and renovations in one loan.
Do sellers like VA loans?
